The project’s scope of work consist of a 7-storey office building located at Bahrain Bay, Bahrain.
The building will be of Grade A standard with sustainability a key consideration in its design. Rooftop solar panels and automated lighting controls are key features – fulfilling a need for energy conservation and efficiency. For the façade, EFP 65 Unitsed Curtain Walling was choosen, large unit panels that make up the curtain wall are manufactured off-site and then transported to site to be erected. One of the biggest advantages of choosing a unitised curtain walling system is speed of installation and the reduction in the risks associated with onsite safety. With 70% of the work done in the factory, a single team on site can install units at a rate of up to 65m2 per day. This means that less manpower is required on site, so reducing on labour costs and lessening the safety risks. Faster installation can translate into fewer weeks or months of labour onsite and the opportunity for a client to rent their building earlier and bring forward the return on the capital invested.
